			<content:encoded><![CDATA[<p>A famous bank robber was once asked why he robbed banks and he stated “That’s where the money is.”  Expats tend to move to where there are other expats. Nicaragua has colonial cities, ocean front, mountains, islands, farms, valleys and small, tucked away towns. Deciding where to live is a tough decision that will depend more on your sense of adventure and what you are looking for out of life. For expatriates, the two hot spots are the Pacific Coast and Granada. There are actually many expats living in the capital of Managua but these tend to be those that have businesses in Nicaragua, work with the embassies or other international concerns.</p>
<p>Granada is the colonial city of Nicaragua with many restaurants and activities to enjoy. It is 45 minutes from Managua where are located the international airport and the best medical facilities of the country not to mention modern malls and stores. Granada has what many retirees look for in a retirement destination and enough expats to allow community groups from book clubs to volunteer organizations. Yet it retains the small town feel where you can easily open a bed and breakfast or just relax.</p>
<p>On the Pacific Coast San Juan del Sur is a small fishing village that is popular with the expats , tourists and Nicas. There are many developments that are clustered North and South of San Juan del Sur. The views are stunning there and many people want to live near the ocean. Further North on the Pacific Coast there are other developments to check out  and some have enough homes now to have a community. Notable development names include Montecristo, Gran Pacifica, Rancho Santana, Iguana and El Encanto with Iguana and Gran Pacifica already having 9-hole golf courses.</p>
<p>We can’t tell you where to live but most expats choose Granada or the Pacific Coast. Another reason is that the lawyers here are the most familiar with those two areas for doing the required title searches.</p>

			<content:encoded><![CDATA[<p>With the property market in the UK currently shaky, I’m guessing that you’re considering sinking your capital in <a HREF="http://www.eurotraveldirectory.com/"><strong>European property investment</strong></a>. I’m not going to tell you not to do this, but what I am going to do is say that you need to do your homework before you start.</p>
<p>It’s not just us Brits that are having a property investment crisis; some of our European neighbours aren’t the cash cows they were a few years back. However, there are still some good deals to be made if you know what you’re doing so it’s certainly worth thinking about.</p>

<p>A recent agreement between France, Italy, Morocco and Malta is possibly helping the latest surge in real estate prices in the Mediterranean. The agreement to stop building properties within 100 meters of the coastline means no more new growth in waterfront properties. The existing homes and other real estate could continue to rise in value for months to come.</p>

This is also referred to as the Ryan Air effect, whereby values rise as budget airlines arrive. This is due to the ease of getting to property that was once considered in the middle of nowhere &#8211; or at least hard to get to.</p>
<p>The Italian high speed train service is known as the TAV in Italy, which stands for treno ad alta velocità, or, more generically, ES Itallia for Euro Star Italy. The high speed route from Rome to Naples is nearly complete and portions of the route from Turin to Milan are also open. Another line from Milan to Rome is scheduled to open in early 2009. The state train company, Trenitalia, has train service throughout Italy to all major cities currently. The high speed trains can run, and currently do, on several of the main line tracks, but at reduced speeds not approaching their 300 kph maximum. When the new lines are complete, they will be able to whisk passengers between the major cities throughout the country.</p>

When it joined the EU Cyprus saw a rise in its popularity and rapid economic growth. This has led to a lively and fast expanding community of expats, but property prices are still relatively cheap. This makes Cyprus a wonderful place to make a home. Your dreams can be realised when you buy homes in Cyprus. &#8220;Buy sell Cyprus&#8221; is a catchphrase heard all over the island.</p>
<p>Cyprus today enjoys the wealth of all of its resources from its prime location and magnificent weather and now being a full member of the European Union, it has made tremendous advances leading to vast improvements in communications, transportations, trade and shows growth in all the economy indicators. The EU constitutes more than 50% of import and export and over 70% of the 2.4 million tourists in 2006. Cyprus also maintains strong political ties with the middle east region and Africa. That explains the surge in interest to buy cyprus property.</p>
<p>Cyprus property is a hot ticket on the market today and future projections show this trend continuing for a good while. Even with an increase in construction of houses, it does not appear that supply will outweigh demand in the near future. <p>Another fortunate aspect of buying Cyprus properties is that many Cypriots speak English as a second language (it&#8217;s taught in all the schools). Yet another favorable aspect is that, as a result of Britain&#8217;s occupation of Cyprus up until the 1960s, Cyprus&#8217; legal system closely resembles the UK&#8217;s legal system.</p>
<p>You should be aware of two important differences: Firstly, that as a non-resident of the country you are only permitted to own one piece of property on Cyprus. This regulation may change in the future. Secondly that if you buy a new property on Cyprus then you will not receive the deed until up to five years afterwards. This is common and does not stop you selling your Cyprus property in the intervening time. It is even possible to invest in such a property and to sell before construction is completed. That&#8217;s why many property investors decide to buy homes in Cyprus.</p>
